When moving in to a new home, there is already enough to be doing without spending hours inspecting every part of your property for defects. And unless you work in the construction industry, your knowledge of Building Regulations and standards may not be of a sufficient level to confidently challenge the builders.
Defects can sometimes take time before you notice them, and latent defects will not show themselves until it's too late. This is why our trained inspectors are perfectly placed to help identify all defects from the outset, documenting them clearly, ready for presenting to the builder.
For an idea of how our snagging inspection reports present, please take a look at our sample.
Fire safety is now at the forefront of everyone's mind. As HomeSnagSurvey is an affiliate member of The Institute of Fire Safety Managers, our inspectors will be able to assess all areas relating to fire safety aspects of the Building Regulations.
View our blog post "Fire Safety In Your Home" here.
As part of the inspection, any garden, garage or driveway owned by the homeowner will be included within the snagging survey. This will include checking for compliance with levels, drainage and access points, along with aesthetics.
The construction of the garage, along with acceptable levels of weathertightness will also be checked.
Throughout the inspection of the external areas of the home, our surveyors will be checking for the correct installation of any brickwork, render, windows, doors, roofs, canopies, leadwork and flashings.
Access to and from the property in accordance with Building Regulations will be included.
For the inspection of the internal areas, our surveyors will be checking the cosmetic quality and appearance of all elements. In addition to this they will be checking the functionality and compliance with Building Regulations of all doors, windows, walls and ceilings, kitchen fixtures and fittings, bathroom fixtures and fittings, stairs, handrails and floors. This will include checking for levels and tolerances. The loft space also forms part of the inspection.
The testing of all electrical sockets will be included as part of the inspection, along with checking the heights, positions and amounts of switches and sockets for each room in accordance with Building Regulations.
Our team can check for the correct installation of all baths, showers, toilets , basins, kitchen sink and appliances to identify any leaks or defects.
Where applicable, positioning and spacing of sanitary ware will be checked.
Our team are able to conduct a thermal imaging scan of the property to identify any defects where there is the potential for heat loss. Any areas identified will be recorded, along with a picture, and detailed within the snagging report. We recommend that to get value for money, this service is not purchased during the summer months, as thermal imaging scans work best when the temperature difference between your home and the outside is greater.
We are able to offer a de-snag inspection. This means that after we have carried out the initial snagging survey and the builder has attended the property to rectify all defects found, we can return to reinspect the home. This visit will just include inspection of the defects picked up the first time to determine if the work carried out has been done correctly.
If you are generally happy with your new home and don't feel like a full snagging survey is required, then a consultation may be the solution.
If there is a specific area of concern within your property, or a couple of items that are proving to be a sticking point with the developer, then we can carry out a full analysis of the problem to determine if the area in question has been constructed in accordance with relevant requirements.
